2 to 5 days

We schedule a walk-through at a time that works for you. Thirty minutes, usually less. You do not need to clean, repair, or move anything. We just need to see the property so we can pull accurate local comps and price the actual repair scope rather than guessing from photos.

Within 24 hours of the visit

We email a written offer with the price, the proposed closing date, and exactly what we cover, including standard closing costs. Take as long as you need. If it is not right, that is a fine outcome. Ask us for the comps and repair estimate behind the number and we will send both.

7 to 30 days, or longer

We close through a local, neutral title company. You sign, we wire the funds, the keys change hands. Need extra weeks to find your next place? Need to leave belongings behind? Say so. We work around your life rather than the other way around.

How is your offer calculated?

Is there any obligation?

None. Take the offer, leave it, or sit on it for a month. We do not follow up aggressively, we do not share your information, and we do not call you at dinner.

What if the house needs major repairs?

That is most of what we buy. Fire damage, foundation problems, code violations, hoarding situations. You do not need to fix or clean anything before we visit.

What about tenants?

We buy tenant-occupied properties regularly and assume existing leases at closing. You do not need to evict anyone or give notice first.

How fast can you actually close?
